Welcome to Pelican Property Management

We help real estate investors manage, lease, buy and sell single family homes, townhomes, condos and multi-family properties. We strive to provide a superior level of informed, professional Real Estate and Property Management Services to Investors, whether they already own a rental property or if they'd like to purchase or sell an investment property. And we've been doing this since 2003. We also offer our professional services to our awesome tenants when they are considering purchasing a home.

We currently provide our services for all of Sarasota County, Charlotte County and most of Manatee County, including Lakewood Ranch, Bradenton (near I-75), University Park, Ellenton & Parrish. Our pricing for managing your rental is very straightforward. We charge 10% of the rent collected for the ongoing rental management and a 50% fee of the first month’s rent for placing a new tenant in the home. That's about it, except for our $50 lease renewal fee.

Our competition usually charge for all kinds of things that we include at no additional charge. For example, many property manager’s charge an additional fee of $25 to $35 for paying an invoice on your behalf. Many properties that we manage have several invoices paid by us every month (at no charge). Many competitors also charge an additional fee for annual inspections, 3d virtual tours, annual admin fee, extra fees if handling an eviction and hefty fees (typically 10% of one month’s rent) for lease renewals (we only charge $50).

We also have one of the best property management attorneys that prepares our leases ($45 for new leases and $30 for lease renewals) and handle our evictions (if necessary) but at a greatly reduced rate.

So, don’t fall for a slightly reduced monthly rate when you’re being charged for all these other extras that we include at little to no extra charge.
